Framing, footings, railings, and stairs usually add up to more than the surface, and height changes all four at once — an elevated deck is a substantially different structure from a ground-level one of the same area.

How this calculator works

Why height matters more than area

A ground-level deck is a platform. An elevated one is a structure: the framing has to carry the same load over longer spans, footings go deeper, guardrails become load-bearing safety components, and the crew can no longer work from the ground.

We apply a height multiplier to framing, footings, and labour together rather than to the total, because the decking surface itself costs the same whatever height it sits at.

Footings, railings, and stairs

Footings are counted at roughly one per 40 square feet, increased for elevated decks. Depth is governed by your local frost line, which is why the same deck costs more to build in Minnesota than in Georgia before any wage difference.

Railing is priced along about three quarters of the perimeter, since the side against the house needs none. Stairs are priced per step rather than per foot, because the width rarely changes and the stringer work does not scale with rise.

What is not modelled

Ledger repair. If the rim joist behind the siding is rotten it must be replaced before a ledger can be safely attached, and that is not visible when a quote is written.

Ongoing maintenance. Wood decks need cleaning and re-sealing every two to three years; over a fifteen-year life that is a meaningful share of the original build cost and is the honest counterweight to composite pricing.

Location is optional, and we only ask for a ZIP code or a state — never a street address. A ZIP code is matched to its state using published postal prefix ranges, and that state is used to look up labor and price rows in the tables below. If you leave it blank, or your ZIP cannot be matched, the estimate falls back to a national average and says so on the result.

For each one we record the range of values found across references, what we selected, and why — because an estimate you cannot interrogate is not much better than a guess.     A shallow poured pier in easy soil is under $50; a deep frost-line footing in rock or with an engineered bracket exceeds $400. Selected band covers typical residential footings, scaled by 1.35 when the user reports difficult ground.

    United States. Frost-line depth is strongly regional — cold-climate footings are roughly twice the depth and cost of warm-climate ones.
    Known limits
    Frost line is not derived from location despite the climate dataset being available. This systematically understates cold-climate decks and is the highest-value fix on this calculator.

What changes the price most

Height above ground
The dominant structural factor. Elevated decks need heavier framing, deeper footings, and staging.
Decking material
A sevenfold spread from pressure-treated pine to tropical hardwood, before labour differences.
Railing
Cable and glass railing can cost four times wood per foot and is often a third of a small deck budget.
Shape
Curves and multiple levels add framing, cuts, and waste. A rectangle is far cheaper per square foot.
Stairs
The most labour-dense element per square foot of usable space.
Ground conditions
Rock or a high water table can force engineered footings, and is the usual cause of a change order.

How much does it cost to build a deck?

A 320 square foot pressure-treated deck at moderate height with wood railing and a short stair run commonly lands in the low-to-mid five figures installed. The same deck in composite with cable railing can be twice that. Enter your own details above for a state-adjusted figure.

Is composite decking worth the extra cost?

It costs roughly two to three times pressure-treated up front and never needs staining. Over a 30-year life the cost per year is often comparable once you count re-sealing wood every two or three years. If you plan to move within five years, the up-front premium is unlikely to come back.

Do I need a permit to build a deck?

Almost always in the United States, and usually a footing inspection before the concrete is poured. Decks attached to a house are a life-safety structure and unpermitted work commonly surfaces at resale. The allowance here is a broad national band.

How much does a 12x12 deck cost?

144 square feet at ground level in pressure-treated with a short stair run is usually the cheapest meaningful deck you can build, typically in the four to low five figures. Raising it, adding railing all round, or switching to composite each move it up substantially.

What is the most expensive part of a deck?

Rarely the decking boards. On a typical build, framing plus footings plus labour is well over half the cost, and on an elevated deck the substructure alone can exceed the surface. Railing is the other quiet expense, particularly cable or glass.
